Replacing windows in Spain: a guide for foreign homeowners

Many of our customers on the Costa Blanca are British, German, Scandinavian, Ukrainian or Russian. This is the process we follow with them, step by step, and what to check so there are no surprises.

1. First contact and guide price

Send us photos of your current windows and approximate sizes on WhatsApp, in English if you like. You can also use our online calculator or the price guide to get an idea before anyone visits.

2. Measuring at your home

Our own team measures every opening. Spanish window openings are rarely standard, and many apartments have roller shutter boxes (persianas) above the window: measuring on site avoids mistakes.

3. The quote: what to check

  • Material and system: PVC or aluminium with thermal break (rotura de puente térmico).
  • Glass: double glazing, low-E, solar control or laminated safety glass.
  • Opening type of each window, colour inside and outside, shutters and insect screens.
  • Whether removing the old windows, fitting and finishing trims are included.
  • VAT (IVA): 21 % in general. Some home renovation works can have 10 % if certain conditions are met; we tell you which applies in the quote.

Our quotes include a drawing of each window, so you can check every detail before ordering.

4. Community of owners and town hall

Replacing a window like for like usually does not change the facade. But changing the colour, the type of window or enclosing a terrace does, and needs the community of owners and the town hall. Read our guide Do I need permission to enclose my terrace?

5. Manufacturing and installation

We make the windows in our workshop in San Fulgencio and fit them with our own team. In most homes the old window is removed and the new one fitted in the same opening, finished with trims, without major building work.

6. If you live abroad

  • We send the quote and drawings by WhatsApp or e-mail.
  • We arrange measuring and fitting with you or with whoever has your keys (neighbour, property manager).
  • You can pay by bank transfer.

7. Taxes

If you are tax resident in Spain, replacing windows in your main home or a rented home may give you a 20 % or 40 % income tax deduction until the end of 2026. See Tax deduction for new windows in 2026.

Frequently asked questions

Do you speak English?

Yes. We work in English, Spanish, German, Russian and Ukrainian, on WhatsApp, by phone and on site.

Do I need to be in Spain for the work?

Not necessarily. We can measure and fit with whoever has your keys, and send you the quote, drawings and photos of the finished work.

Do I need an NIE to order windows?

For the invoice we need your name and an identification number. If you want to claim the Spanish income tax deduction, the invoice must carry your NIE or NIF.
